Exterior Painting in Houston Heat: What Holds Up
Houston is hard on paint: brutal UV, humidity that never really leaves, and storms that drive rain sideways. A good exterior paint job here lasts 7–10 years; a shortcut job starts peeling in two. The difference is paint chemistry, prep, and picking the right week.
What holds up here
- 100% acrylic latex paint from a major paint line. It flexes with our temperature swings instead of cracking, and resists the mildew that feeds on cheaper coatings in this humidity.
- Lighter colors last longer. Dark colors absorb heat, fade faster, and stress the coating. If you love a dark color, budget for a shorter repaint cycle.
- Satin or low-lustre sheen for siding — it sheds water and cleans better than flat while hiding surface flaws better than gloss.
- Real caulk, everywhere. Failed caulk joints let driven rain behind the siding. Re-caulking windows, corners, and trim joints is the least glamorous and most important step.
Timing matters more than brand
Paint needs a dry surface and a few hours of dry weather after application. In practice: spring and fall are the sweet spots. Summer work happens early in the day before walls get too hot — paint on a blistering wall skins over and traps moisture, which becomes blisters later. Winter cold snaps slow curing. And never paint ahead of a forecast storm, whatever the schedule pressure is. A typical single-story home around Spring runs $3,000–$7,500 professionally painted, depending on size, stories, siding condition, and how much wood repair hides under the old paint.
Prep is the product
Pressure washing (with mildew treatment where needed), scraping and sanding failed paint, priming bare wood, and replacing rotted trim boards before paint goes on. Paint does not fix rot — it photographs it. If your exterior project includes siding or trim repairs, they come first, the same order of operations we use inside the house in our whole-home renovation guide. Doing the interior too? The sheen rules differ completely indoors — see our interior painting guide.
