Does Homeowner's Insurance Cover Roof Replacement in Texas?
Short answer: if a covered peril — hail, wind, fallen tree — damaged your roof, usually yes. If your roof just wore out, no. Here's how Texas roof claims actually work, minus the jargon.
Covered vs. not covered
Usually covered: hail damage, wind damage, fallen trees/limbs, fire. Usually NOT covered: age and wear, neglect, pre-existing damage, cosmetic-only issues (some policies now exclude cosmetic hail damage — check yours).
ACV vs. replacement cost
This is the line that decides your payout. Replacement Cost Value (RCV) pays what a new roof costs. Actual Cash Value (ACV) pays that minus depreciation — on a 15-year-old roof, that can cut your payout in half. Check your declarations page to see which you have.
The claims process
1. Storm date + documentation. Note when the storm hit; photos help.
2. Professional inspection. Our free inspection documents damage the way adjusters need to see it.
3. File the claim. Call your insurer, give the storm date.
4. Adjuster visit. We can meet your adjuster on the roof — contractors who do this regularly get more accurate settlements.
5. Approval + first check. You'll typically get an initial ACV check, then recoverable depreciation after the work is done and invoiced.
Your deductible
In Texas, many policies now have a separate wind/hail deductible — often 1–2% of your home's insured value, not the flat $1,000 you might expect. On a $300,000 home, a 2% deductible is $6,000. Know this number before you file.
