Roof Maintenance Checklist for Houston Homeowners
Houston roofs age fast — heat, humidity, and storm season all take their cut. Thirty minutes twice a year catches the small problems while they are still $300 problems. Here is the checklist we use, most of which you can do from the ground and the attic.
Twice a year: spring and fall
- Clear the gutters and valleys. Packed debris holds water against the shingles and backs it up under the roof edge. In our pine-heavy neighborhoods, this is the #1 maintenance item.
- Look for lifted, curled, or missing shingles. Binoculars from the yard work fine. Pay attention to edges and the south- and west-facing slopes, which take the most sun.
- Check the penetrations. Pipe boots crack and split with age — they are the most common leak source we repair. From the ground, look for boots that look dried out, crooked, or pulled away.
- Inspect flashing around chimneys, skylights, and where a roof meets a wall. Rust streaks or separated caulk lines mean it is time for attention.
- Trim branches back at least 6 feet from the roof. Branches rub granules off shingles, drop debris, and give squirrels and raccoons a bridge to your attic.
- Check the attic on a sunny day: look for daylight at penetrations, dark water stains on decking, and damp or matted insulation.
After every major storm
Do a quick ground-level pass: shingles in the yard, granules piled at downspouts, dented vent caps. If you find any of those, read our storm damage signs guide — some damage is only visible up close, and a free professional inspection settles it.
The aging-but-sound roof
If your roof is 12–18 years old, losing granules but not leaking, maintenance alone may not be the whole answer. Roof rejuvenation can restore flexibility to drying shingles and buy additional years at a fraction of replacement cost. And knowing how long a shingle roof realistically lasts in Houston tells you whether to maintain, rejuvenate, or start budgeting for replacement.
What to leave to a pro
Walking the roof itself, resealing flashing, replacing boots, and anything on a steep pitch. A professional maintenance visit also gets trained eyes on the details homeowners cannot see from the ground — soft spots in the decking and early hail bruising among them.
