The Woodlands is the most paperwork-heavy roof in our service area, and the one homeowners most often get wrong. Two separate approvals run in parallel here. We handle both.

Permits & approvals
The Woodlands is not an incorporated city. It's a township, and every residential property sits under recorded covenants administered by your village's Residential Design Review Committee. Roofing and color changes are specifically not exempt — a permit is required at the time of repair or replacement, even if you're putting back the same thing.
Once the RDRC has a complete application, it has 45 days to act. If it takes no action in that window, the 2024 Residential Development Standards treat the application as disapproved — silence is not approval. Minor same-material repairs are often expedited, especially after a storm event, but they still need an application on file.
Approved coverings include composition shingle, tile, slate, stone-coated or standing-seam metal and cement-fiberboard. Glossy finishes and corrugated metal are prohibited, and muted colors are the norm. We pull from the approved sample list rather than guessing and getting you a violation letter.
Covenant approval is not a building permit. Structural work runs through the Montgomery County Permit Department — except in the Village of Creekside Park, which sits in Harris County and permits through Harris County Engineering instead. The Township also requires a third-party inspector on qualifying work, separate from county inspections.

On the roof
The Woodlands was designed around its forest. That canopy is the reason people live here and the reason roofs here fail early — pine needles pack into valleys and behind chimneys and hold water against the shingle for weeks.
North-facing slopes under heavy cover stay damp and grow the dark streaking most homeowners mistake for dirt. Algae-resistant shingles are worth specifying on a replacement here in a way they aren't on an open lot.
Storm damage in The Woodlands is as often impact from above as it is hail. A dropped limb bruises the mat and cracks decking without ever making an obvious hole.
Mature trees are protected under the Township's tree preservation program. If a limb has to come off to stage the job, that's its own approval — we'll flag it early rather than the morning the crew shows up.
